Commercial real estate investors can spend hours reviewing financial projections, market data, and offering memorandums. They must complete this work before deciding whether a property fits their strategy. Dean Scarlett, founder and CEO of Driven Life Academy, is using artificial intelligence to streamline that process.
Scarlett developed DLAnalyzer, an AI-powered commercial real estate assessment platform. The platform has raised more than $1 million for its development. It evaluates properties based on an investor’s financial goals, available capital, experience, acquisition strategy, and investment criteria. Investors can upload an offering memorandum and verify key financial information. DLAnalyzer then generates a personalized fit score and investment verdict. The assessment is based on six areas: cash flow, capital structure, market, asset fit, execution, and risk.
Rather than simply producing a score, the platform shows investors the calculations behind its analysis. It also identifies potential risks, tradeoffs, and recommended next steps. The goal is to help investors understand whether an opportunity fits their strategy. Investors can then decide whether to pursue it.
The platform is also designed to help commercial real estate brokers evaluate opportunities for individual clients. Brokers can create investor profiles based on each client’s goals, available capital, experience, and investment criteria. This allows the same property to receive different assessments depending on the investor.
“Investors already have access to enormous amounts of information,” Scarlett said. “The challenge is understanding what that information means for a specific investment strategy.”
DLAnalyzer is part of Driven Life Academy’s broader commercial real estate platform. The company combines education, mentorship, brokerage services, and technology to support investors from learning the fundamentals of commercial real estate through evaluating potential acquisitions.
With more than $1 million invested in its development, DLAnalyzer represents the company’s larger push to bring technology into commercial real estate investing. Driven Life Academy plans to continue expanding the platform’s analytical capabilities while keeping its focus on personalized assessments and transparent analysis.
